Our home insurance policy covers damage or loss to both the building and contents of your primary or secondary residence in Spain. The coverage protects against risks such as fire, explosion, smoke, theft, weather-related damage, legal assistance and other events as specified by the policy.

How does coverage differ between homeowners and renters?

Coverage varies depending on whether you own the home or rent it out:

  • Owners: Coverage applies to homes owned for primary use, weekend or vacation stays.

  • Renters: Coverage applies to homes that are rented out as permanent residences, not for tourism.

What perils are covered under homeowners and renters?

Both homeowners and renters policies cover the following perils:

  • Fire, lightning, explosion and smoke damage

  • Theft, robbery and burglary

  • Electrical damage

  • Damage caused by pipes

  • Necessary expenses to reduce further damage

  • Structural collapse due to third-party actions

  • Vandalism

  • Home assistance services

  • Aesthetic renovations

  • Legal defense

  • Uninhabitability of the home

  • Theft of files and documents

  • Replacement of keys and locks

Homeowners additionally have coverage for water damage and leaks, wind, hail, and snow, and tenant vandalism with specific limits.

Renters have similar coverage for weather damage but with conditions such as rainfall thresholds.

What are the specifics of coverage limits and conditions for weather-related and tenant damages?

  • Wind, hail and snow damage are covered for homeowners when caused by insured meteorological events. These coverages are not dependent on rainfall intensity thresholds.

  • Water damage caused by internal installations (pipes, appliances, leaks) is covered for both homeowners and renters, according to policy terms. Rainwater damage or flooding may require rainfall to exceed 40 liters per square meter per hour to trigger coverage.

What home maintenance and repair services are included?

Both homeowners and renters may benefit from the following services, when included in their policy:

  • One handyman/home maintenance intervention per year, including up to 3 hours of labor, limited to specific minor household tasks listed in the policy.

  • Up to two household appliance repair interventions per year, including up to 3 hours of labor per intervention, for covered appliances. Appliances over 7 years old, under warranty, or exceeding cost limits are excluded.

What is covered under protection for third-party belongings, heating device damage and refrigerated food?

  • Third-party belongings located in the home are covered up to 6% of the insured contents amount, with a maximum of €2,000, when affected by a covered claim.

  • Damage to movable property caused by direct contact with heating devices is covered, excluding clothing, subject to the limits defined in the policy’s Particular Conditions.

  • Loss of refrigerated or frozen food is covered up to the limits established in the policy (e.g. up to €750), when resulting from a covered insured event.
